The developer and owner has received LEED gold certificatioh for 75 Hawthorne atHawthorne Plaza, the secondd highest designation under the ’s LEED for existing buildinga rating system. It is the firsty multi-tenant existing building in San Francisclo to win LEEDgold certification. The designation could help Hineas retain itsanchor tenant, the westerb headquarters. The EPA occupies 265,000 square feet, roughly 76 percent of the building, whichu is 84 percent leased. The EPA is in the processx of looking for anew 300,000 squarse foot home to lease and is beinv courted by 370 Third St., 1355 Market St., as well as 350 Bush St., a build-to-suir option in the financial district.
The buildint owners in the running for the lease are all emphasizinhg what will certainly be a key factor inthe decision: green Offers were due on Jan. 30 of this year and occupancy woul d be required by Februaryof 2011. The EPA solicitationb states that the building isto “reflecyt environmental best practices.” The space -- whether new constructioj or an existing building -- must achievse a minimum of silver under the requirements of the Leadershipo in Energy and Environmentao Design. “With limited new the ‘greening’ of existing buildiny stock represents anenormoues opportunity,” said Hines Senior Vice President Paul Paradis.
Hines, in partnership with REEFF, acquired the property in 2007for $400 a squarw foot and immediately introduced a number of programs that continue to reducre energy consumption and promote a healthierd tenant work environment, including more efficient lighting, reducing watee demand with low-flow fixtures, and starting a recyclingv and composting program that will diverft approximately 215 tons from the landfill in 2009. As a the building annually saves $2.37 per square foot and achieves greenhouser gas reductions equivalent to removing 360 passenger vehicles fromthe road.
